Rental terms and conditions

These terms apply to every booking of Petit Château de la Rose made directly with us, on this website, by email, by phone or on WhatsApp. Please read them before you book.

Last updated: 16 October 2026

1. Who we are

Petit Château de la Rose is a holiday castle in Dalhem (province of Liège, Belgium). The exact address is given with the booking confirmation.

In these terms, “we” means the owner and manager of Petit Château de la Rose, and “you” means the person who makes the booking (the “lead guest”), who must be an adult and stay in the castle. The lead guest is responsible for everyone in their party complying with these terms.

Contact: info@marbella-house.fun · WhatsApp and phone +32 495 53 05 40.

2. Purpose and term

This is a short-term holiday rental, for holiday use only. The castle may never be used as a main residence. The rental is granted for the dates stated in the booking confirmation.

3. Booking

  • You send a booking request with your dates, the number of guests and your contact details.
  • The booking is firm once we have confirmed it in writing (email) and the first payment has been received.
  • By booking, you confirm that you have read and accepted these terms and the house rules.

4. Capacity

The castle has 5 bedrooms and 4 shower rooms and sleeps up to 10 guests. Babies under 2 are not counted (5 at most). The number of guests may not exceed the number stated in the booking. Any extra, undeclared guest may lead to the immediate end of the stay, without refund.

5. Prices

Prices are in euros, per night, for the whole castle. They vary by season and, in some periods, by day (Friday and Saturday nights). The applicable rate is the one shown at the time of booking.

  • Final cleaning: €300 (one-off fee).
  • Bed linen and towels: €12.50 per person.
  • Tourist tax: €2 per person per night.
  • Pets: €50 (pets are allowed).
  • Stays of 28 nights or more: 18% off the price of the nights.
  • Promo codes: one code per booking, not combinable with each other or with the long-stay discount (the better one applies), valid for direct bookings only.
  • Minimum stay: 2 nights.

The total price is shown before confirmation.

6. Payment

  • On booking: 50% of the total price.
  • The balance (50%) is due 15 days before arrival.
  • For arrivals within 15 days, the full amount is paid on booking.
  • If the balance payment fails, we will let you know and you have 72 hours to pay by another method. If payment is not received within that time, we may cancel the booking, and the cancellation rules in section 8 then apply.
  • The payment schedule cannot be changed once the booking is made.
  • If the booking is changed and the total price goes up, the difference is payable immediately.

7. Security deposit

A security deposit of €500 is required for every stay. It is pre-authorised on your bank card (the amount is held, not charged) before arrival and released within 7 days of your departure, once the castle has been checked.

In the event of damage, breakage, loss of keys, exceptional cleaning or a breach of the house rules, the corresponding amount may be withheld from the deposit, with supporting documents. If the damage exceeds the deposit, the difference remains payable.

8. Cancellation by the guest

Cancellations must be made in writing (email or WhatsApp). The date and time we receive it determine the amount retained:

  • 0 to 7 days before arrival: 100% of the booking amount is retained.
  • 15 to 30 days before arrival: 50% of the booking amount is retained.
  • For any other period, the conditions in your booking confirmation apply.
  • Early departure or interrupted stay: no refund.

We recommend taking out cancellation and travel insurance.

9. Cancellation or changes by us

If we have to cancel the booking (for example if the castle becomes uninhabitable), we refund everything you have paid in full and, as far as possible, help you find an alternative. No further compensation is due in cases of force majeure (natural disaster, decision of the authorities, fire, flood, etc.).

10. Arrival and departure

Check-in from 4 pm to midnight, contactless. Check-out by 11 am.

Please tell us your arrival time. A later check-out is possible on request, depending on availability. We may ask for the identity details of the guests before arrival, as the law requires.

On departure, please leave the castle in good order: dishes done, rubbish taken to the bins, keys returned.

11. House rules

  • Maximum 10 guests.
  • No smoking inside the castle.
  • No parties or events.
  • Quiet after 10 pm; please respect the neighbours.
  • Pets are allowed for a fee of €50; please tell us in advance.
  • Please use the sauna and the open fireplace with care and follow the instructions provided. Children must always be supervised by an adult.
  • Damage, stains or losses of linen and equipment may be charged.

12. Liability

You are responsible for the castle, its contents and any damage caused during your stay, by you or by the people with you. Any damage must be reported to us straight away.

We are not liable for the loss or theft of personal belongings, for short interruptions of water, electricity, heating or internet beyond our control, or for works or disturbances coming from outside.

13. Complaints

If something is wrong, tell us straight away during your stay, and no later than 24 hours after arrival for the condition of the castle, so that we can put it right. A complaint made after the stay that was not reported on site cannot be taken into account.

14. Personal data

Your data (name, contact details, stay and identity details) is used only to manage your booking and to meet our legal obligations. It is never sold or passed on to third parties, except to the authorities where the law requires it and to payment providers. You can ask to see, correct or delete it by writing to info@marbella-house.fun.

15. Applicable law and disputes

These terms are governed by Belgian law, without prejudice to the rights granted to you by the law of your country of residence as a consumer. In case of disagreement, we first look for an amicable solution. Failing that, the dispute is brought before the competent courts.

These terms exist in French, English, Spanish and Dutch. In case of any difference between the versions, the French version prevails.
